I had to write a review because I've rented at a few complexes in both Brandon and St Pete and it is so rare to find an apartment that is decent for the price you pay, safe, and not riddled with issues. Providence Lakes is one of those. If I didn't have to relocate due to the high cost of my commute, I would've happily stayed.
The office staff is helpful, friendly, and efficient. The application/move-in process was smooth and quick - I was given a tour of the actual unit I rented so there were no surprises at move-in. There are additional fees which have to be paid each month in addition to base rent, but I was informed of these when I first inquired about renting and long before I ever signed a lease, so it was not a surprise. From my experience that is pretty standard when renting an apartment in a community anyway. I absolutely loved my apartment and the only issue I ever had was with the AC unit struggling to keep up, especially in the summer, but maintenance was prompt in coming to fix it. In fact, I think that is the only thing I ever needed to place a maintenance request for at all. The community itself is well-maintained and quiet.
They are very transparent about charges and the expectations for the condition/cleanliness of the apartment at move-out. I did not get hit with mysterious charges or cleaning fees, or a bill sent to collections without notification and an itemized list of charges, which unfortunately seems to be the standard at a lot of apartment complexes. I really appreciated the communication, transparency, and organization from the staff here.
This is a truly wonderful place to live in Brandon and I can't recommend it enough
